Climate control for both extremes

Hot/cold air conditioning with an inverter heat pump in the living room and main bedroom. For winter, the heating runs off the same unit (more efficient than electric radiators). The electricity bill is included in monthly stays up to reasonable consumption; if you plan to work remotely with 3-4 PCs running, we'll talk it through beforehand and adjust the price so there are no surprises.

The legal framework: seasonal lease (Spanish LAU art. 3)

A long stay in a tourist apartment is not an ordinary residential tenancy. It is governed by article 3 of the Spanish Urban Lease Law (LAU — Ley de Arrendamientos Urbanos)leases for purposes other than housing, known as a seasonal lease (arrendamiento de temporada). This means:

How to book a long stay

  1. Check availability on the public calendar (dates marked in red are taken).
  2. If your period is very long (3+ months), drop us a WhatsApp first — we can offer specific terms not visible in the form.
  3. Fill in the guest details and sign the contract online.
  4. Make the first payment (bank transfer or Bizum) — just the first month + deposit.
  5. The remaining monthly payments are charged at the start of each calendar month.

What is the minimum stay?
The standard minimum is 14 nights. The discounted monthly rate applies from 28 nights onwards.
Are electricity and WiFi included?
Yes, basic utilities are included up to reasonable consumption. If you plan to work remotely with several powerful machines, we'll talk it through beforehand to adjust.
Can I register as a resident (empadronarme) here?
No. The contract is a Spanish LAU art. 3 seasonal lease, which does not allow Spanish residency registration. To register you need a habitual-residence contract.
How far in advance do I need to book 2-3 months?
For low season (October-May), 4 to 8 weeks is usually enough. For summer (June-September), it's best to book 4-6 months in advance.
Is cleaning included?
Initial and final cleaning are included. Interim cleans are optional with a per-service supplement.
How are the monthly payments made?
First month and deposit upfront on signing. The rest by bank transfer or Bizum at the start of each calendar month.
