Climate control for both extremes

Hot/cold air conditioning with an inverter heat pump in the living room and main bedroom. For winter, the heating runs off the same unit (more efficient than electric radiators). The electricity bill is included in monthly stays up to reasonable consumption; if you plan to work remotely with 3-4 PCs running, we'll talk it through beforehand and adjust the price so there are no surprises.

How the monthly rate works

For long-duration stays we apply a reduced monthly rate that significantly improves the price per night. The usual structure is:

• 1 month (28-31 nights): discount on the standard nightly rate.
• 2 months or longer: additional progressive discount.
• Basic utilities (water, electricity, gas, WiFi) included up to reasonable consumption.
• Optional interim cleaning every 2 weeks or monthly, with a supplement.

The exact price depends on the season and length of stay — the booking form calculates the exact rate automatically, or you can write on WhatsApp with your specific dates.

The legal framework: seasonal lease (Spanish LAU art. 3)

A long stay in a tourist apartment is not an ordinary residential tenancy. It is governed by article 3 of the Spanish Urban Lease Law (LAU — Ley de Arrendamientos Urbanos) — leases for purposes other than housing, known as a seasonal lease (arrendamiento de temporada). This means:

• Contract signed by both parties with start date, end date and total price — no automatic extensions like those of a residential tenancy.
• No empadronamiento (registration as a Spanish resident at this address). If you need to register for any administrative procedure, you must do so at a property with a habitual-residence contract.
• Limited deposit — usually 1 month, returned at the end if there is no damage.
• Electronic signature with eIDAS evidence (Spanish Law 6/2020) — the whole process is online, no need to come in person to sign.

If what you need is a habitual residence (with empadronamiento, an open-ended contract, eligibility for Spanish benefits), this rental is not the right option — look for an LAU art. 1 contract with a local estate agent.

How to book a long stay

4. Make the first payment (bank transfer or Bizum) — just the first month + deposit.

What is the minimum stay?

The standard minimum is 14 nights. The discounted monthly rate applies from 28 nights onwards.

Are electricity and WiFi included?

Yes, basic utilities are included up to reasonable consumption. If you plan to work remotely with several powerful machines, we'll talk it through beforehand to adjust.

Can I register as a resident (empadronarme) here?

No. The contract is a Spanish LAU art. 3 seasonal lease, which does not allow Spanish residency registration. To register you need a habitual-residence contract.

How far in advance do I need to book 2-3 months?

For low season (October-May), 4 to 8 weeks is usually enough. For summer (June-September), it's best to book 4-6 months in advance.

Is cleaning included?

Initial and final cleaning are included. Interim cleans are optional with a per-service supplement.

How are the monthly payments made?

First month and deposit upfront on signing. The rest by bank transfer or Bizum at the start of each calendar month.
